Recent guidance issued by HUD, you will be able to get the use of the money even earlier if you take out an FHA-backed loan with the help of a state Housing Finance Agency or from one of the FHA-approved nonprofits and private lenders.

* If you are eligible to claim the credit on your 2008 tax return. Ask your CPA for more details regarding how to file for the credit.

*To qualify the borrower must not have owned a home in the last 3 years. Borrower must owner-occupy the home.

*The Tax Credit is equal to 10% of the purchase of the home, not to exceed $8,000.00.

*Qualifying maximum income limits: $150,000.00 Adjusted Gross Income for couples. $75,000.00 Adjusted Gross Income for individuals

*If a taxpayer owes less than the tax credit, the government will send a check for the difference. If the taxpayer is due a refund, the reimbursement will be the refund due + the tax credit.

*Recapture provision: The tax credit is not required to be repaid unless the home is sold within the first three years of ownership.

*To qualify for the tax credit, the home must be purchased between January 1st and December 1st, 2009. Please note; Last Day is DECEMBER 1st,2009
